Almost every bathroom failure we get called to repair traces back to the same two things: waterproofing that was rushed, and ventilation that was never adequate. Both are invisible once the tile is on. Both are the reason a bathroom either looks good for two decades or starts staining grout in year three.
So that is where our money goes. Proper substrate, a continuous waterproofing membrane carried up the walls and over the curb, correctly sloped pans, and a fan that is actually sized for the room and ducted outside rather than into the roof space.
A lot of the housing stock here predates modern plumbing standards. Opening a bathroom wall is frequently the moment you discover galvanised supply, a vent that was never run, or a subfloor that has been quietly wet for years. We price the known work honestly and tell you the day we find anything else — with options and costs, before we touch it.
